Do Garden Offices Need Planning Permission?

Our Garden Rooms and Cabins fall under "permitted development". This means that they shouldn't need planning unless they breach certain rules. Like our other Garden Buildings, we design our offices to meet these rules.

A Garden Office will only need planning permission if:

  • It's more than two storeys
  • It's designed for permanent residential use
  • It exceeds a max eaves height of 2.5m
  • It exceeds an overall height of 4m (apex or reverse apex roof). Or 3m (any other type of roof)
  • It takes up more than 50% of your garden
  • It's built past the front wall of your house

Fully-Insulated Garden Office

We also offer top-of-the-range Garden Rooms with in-built insulation. The BillyOh Studi and BillyOh Outpost come with insulation pre-installed! The Studi uses structurally insulated panels (SIPs). And both feature double-glazed windows for ample light. So neither building needs extra insulation. They'll keep you warm in winter and cool in summer. For effort-free insulation, shop one of our SIPs.

Do Garden Offices Add Value to My Home?

Yes, a garden office will add extra value to your property - as long as it is a good fit. There should be enough space for it in the garden and it should serve a unique purpose in the layout of the house.

It also needs to be in good condition and able to last long enough to provide value for a new homeowner. This won’t be a problem with our offices, many of which come with a 10 year protective guarantee!

Whether a garden building will need planning permission is based on its height, size, placement and what it'll be used for.

The maximum height of a garden office with a dual-pitched roof is allowed to be 4 metres. For any other roof type, it's 3 metres. Anything over this and you'll need planning permission. If you have any concerns, we recommend contacting your local planning authority beforehand.

If you're running a business from your office then you may well need other permissions. The same goes for if you intend to use it as a permanent residential space. Of course. If your garden room isn't close enough to your house to connect to the mains water supply, it may be more expensive though. But installing a bathroom in your garden office will be a fairly simple task for a trained plumber. Make sure that you adhere to Building Regulation standards.
